You highlight a good point about waterproofing. I did my renovation two years ago. My architect and engineer did specify a layer of plastic for waterproofing. However, the contractor did not follow the instruction before casting the concrete floor. Less than six months after the completion of the tiles, all my grout lines changed color. My tile installer did the grout lines and less than six months, the grout lines changed color again! Root cause is due to the slop at the back of my house. concrete floor BRC.... size or brc ? I noted the quotation did not specify the thickness of the concrete floor and did not specify whether it is A6 or A8, as you highlighted.
For me, after one renovation, I will not accept any contractors with lump sum pricing. I would rather pick those quoted the detailed technical and unit prices. A bit expensive is okay. It is much better than any rework.
