Hey everyone, wondering if this reno quotation is reasonable? Or is there anything that I should enquire the contractor?

agree on the staircase.. many builders screw-up here.
each steps height (riser) shouldn't be more than 8.25 inch

You highlight a good point about waterproofing. I did my renovation two years ago. My architect and engineer did specify a layer of plastic for waterproofing. However, the contractor did not follow the instruction before casting the concrete floor. Less than six months after the completion of the tiles, all my grout lines changed color. My tile installer did the grout lines and less than six months, the grout lines changed color again! Root cause is due to the slop at the back of my house.

I noted the quotation did not specify the thickness of the concrete floor and did not specify whether it is A6 or A8, as you highlighted.

For me, after one renovation, I will not accept any contractors with lump sum pricing. I would rather pick those quoted the detailed technical and unit prices. A bit expensive is okay. It is much better than any rework.

Quote is too generic without any detailed information. I would be wary of this contractor because later on they can/might claim "but I never wrote in the quotation!"

You know what? You're absolutely right! I have heard so many contractors say "the meat is in the VO". They give a quote that is so generic, and then when actually building, the owner ask, for example, "why this window so small?". The reply is "yes this is the size, if want to be bigger then must add RM xxxx". At that point the homeowner has no choice but to pay extra. What's the owner going to do? Finish the renovations, and then find another contractor, break the window and install a bigger one?

Thank you so much for your input, so far the contractor mentioned there will be a waterproofing layer at the concrete and will be using BRC A8. Still waiting for his reply on the ceiling material and the height of each flight of stair
