New launch Condo at serdang

Some info from agent (Correct me if I am wrong):
- Freehold
- Residential Title
- Official Launch during January 2024
- Changed new layout added balcony since April/May 2024
- Entitled 10% discount + 5% discount(if chosen opt out partial furnished option)
- Price: Rm550k++
- Only 1 layout size, but able custom internal layout whether to hack the wall
- Developer most recent project @ Laville Cheras

Pros:
- added shuttle bus service along new layout
- more towards own stay, quiet place yet near olive hill (food, clinic, cafe etc...)
- Freehold in serdang
- Near to mrt UPM station, but need park and ride or use shuttle bus
- Low maintenance fee
- Low density
- Near to highway especially MEX highway

Cons:
- Heavy Jam at olive hill, only one main exit, the back exit not really convenient
- Not suitable for investment? (Near to UPM tho)
- Limited Facilities
- 3 years standard/common construction period, so you need to wait
- Abandoned small pond along condo entrance road

Any comment on this project? Is a good buy for own stay?

A few more point

lowest net price around 460k+- for tower A
any thing related to MOT is not waive
close to high tension cable(around 150m-250m I think)
some unit comes with 3 car park
no tendem carpark

hill view is facing west
town view facing east

For me the HTC is not a concern. Tower A is quite far away from the HTC, and the HTC is at higher height than the condo.
Some condo is near to HTC btw, alike Aster Residence at Cheras.
The price quite attractive tho.

Have you drive there at peak hour to feel the traffic ?

If not mistaken the closest in and out is thru olive hill, which is quite jam at times.

I've book a unit here, now waiting to apply loan.

Am still deciding whether to buy here or not.

Yes, due to tuition center at there, everyone double park for own convenience, so the road became very narrow and very congested.
There is another entrance at bayan club main entrance, behind this condo, but I don't think developer will extend it directly to main road or taman beside it, else everything solved & have alternative road access to main road.

Same condition as you, still deciding to proceed with loan or not.

Why no one commented on Nordic from Trinity Group? There is dual entrance from this development.
Also, there are few secondary market condos within the vicinity area like Sri Pinang, SK One and Aman Heights with spacious layouts at the much affordable price if you do not want to get congested within Olive Hill. cool2.gif
