QUOTE(swl86 @ Feb 26 2012, 01:58 AM) I wonder if they can continue to pay a dividend yield of 12% or a higher yield since they are paying the dividend from non-estate related internally generated fund. I just read CHGS's prospectus dated 13 December 2011. The outlook of the plantation doesn't seem promising based on what the independent consultant, Elaeis Corp Care has written in its report for inclusion in the Prospectus. I hope the outlook of the plantation will change. Read thru, seems to be manpower problems and elephant damage but not so serious. After all the plantation is 5 years should not be profitable at all, this year and next year should be better for plantation the letter that came along seem to be off concern since i was due to another 60K worth of plots via subsale, but not so bad after reading and understanding their PnL and the report This post has been edited by sam sam: Feb 27 2012, 11:10 AM

QUOTE(notti_adn @ Feb 28 2012, 02:31 PM) general meeting can have quite a few issues. according to the industry norm, a general meeting can be of this issues: 1. terminating the scheme 2. changing of management company i.e chgs is selling of their baby 3. changing of trustee i.e from bhlb to other trustees (but i doubt this will be the reason) 4. adding new info in the trust deed or modifying it the units are all sold out and according to their website, trading of secondary market is closed. the units are all sold out and according to their website, trading of secondary market is closed. subsales 60k??? sorry typo i meant purchasing another 60K worth of units once the trading resumes. 2 buyers already line up for my purchase

QUOTE(kazy90 @ Mar 13 2012, 03:13 PM) CHGS has sold out their plots. and now Golden Palm is the second generation of CHGS. Golden Palm Growers Scheme (GPGS) similar to CHGS, now is 8800/plot phase 3, first 6 years guaranteed 6% + bonus, 7th to 23rd years is based on profit sharing, minimum payout 9% if the cpo price is more than RM1500/mt. Last year payout from GPGS was 8%, 6% guaranteed + 2% discretionary bonus here is the latest update from GPGS, news on 13th of March 2012. Golden Palm Growers sees repeat of 2011 8% rate of return for investorsfeel free to drop me msg =D what i did not like about GPGS is that there is no black and white like CHGS. With CHGS its clearly stated if CPO 2100 payout 12%, CPO rm2000 11% quite nicely stated. but with GPGS you can get more than CHGS. buts that's a gamble to know the outcome in another 4 years time

QUOTE(kazy90 @ Mar 13 2012, 04:31 PM) Ya. Because of that, many investor aware of CPO price has unlimited upside. Now the CPO price is rm3300. Yet, CHGS limited to the investor maximum 17% on the net yield payable. However in GPGS, it shares the profit from the plantation, it may go up to 30% depending on the net yield. So, this is the biggest difference between GPGS and CHGS. yes you are right GPGS has much higher returns. But the word is "May" and not fixed best scheme would be the best of both worlds

QUOTE(syazman @ Sep 24 2012, 12:17 PM) Is it still possible to trade without going through the site? Or have they completely stopped trading online or offline until further notice? Does anyone know? there is, you can call the office to ask they can put you in touch with their agents. ther eis a few left most left since the scheme is finish being sold its much tougher and its design that way to curb buying and selling also its much easier if you sell to someone who has a regular agent and familar with the new harder process

Officially it's buy back as per the conversation with office
But hearsay from people who knows people inside from 2 sources Is that the plantation is not doing too well quite bad. This info quite believe able as the prospectus do mention
So wind up might be a possibility if the buy back is not approved. They need 70 percent to approved the buy back. Also buy back could be buying back at initial price only. Also has no word yet on whether they are issuing dividend as per the office. Does not sound good
So best to come for the Agm on the 8 th feb.

i hope so too they can pay back asap and give out the 2012 dividends. However very likely if they can buy back the scheme, in about 2 -3 years time they will be making lots of money
oil plantation cycle is that profit is low until 7-8 years that is when the plantation trees are matured. From then until about 16 years will be making big bucks as the trees will be matured
so if chgs buys back then they dont have to pay dividends anymore and just enjoy the big bucks
can you helps us to list down what is on the note so that all of us can see, sometimes the notice comes in late

If chgs wants to buy back the plot that means the estate is profitable It's simple as that When they did the initial study they would have known its not so fertile. That means profit lower than ioi but still consider good
It's a fast way to set up a estate with not much money down by doing this
Also taking 2 years to pay back is way too long

We should ask what would happen if the proposed voluntary termination doesn't take place. What is going to happen to the scheme. Are they still going to manage it?
