 Sunway Iskandar vs UEM Sunrise Nusajaya Township

Both are focusing on different concepts of township development.

Sunway is way toward holistic lifestyle with mature amenities such as school (private and public), college, medical, neighbourhood mall, leisure area, hotel and office tower. It resemble to their subang sunway township.

UEM nusajaya township is more on health balance and conductive lifestyle. More close to horizon hill concept

If you looking for similar with sunway iskandar, it will be UEM puteri harbour.

The location is next to the Gamuda-UEM horizon hill, kota iskandar (goverment precincts), and UEM estuari home, due to its proximity with own township hence UEM are prioritisation that area in their master plan. It has the image of the dutamas at mount kiara township.

There will be new court (under federal budget) and new convention centre at puteri harbour area. Stay tune with more developments there.

if it convert, mean the whole medini land need to be convert, which is kind of impossible, except fed gov want to convert it.

Dony worry, anything related to sunway , UEM or Ecoworld cant goes wrong. The priority is more on the Puteri harbour at the moment but the revise master plan for the gerbang nusajaya should be release within this year.

If we look at their plan, current Gerbang Nusajaya stage is in precinct 1 then 2, between this we might see their announcement of RMMJ when the mid process of 2nd precinct

There will be adjustment will be revise on the precinct 3 and 4 due to the obvious reason and realignmentt of HSR (if any) to the forest city.

“Sunway benefits significantly from this development,” the house said.

The Edge Malaysia weekly’s Jan 20-26, 2025 issue reported that Iskandar Investment Bhd, the landowner of the 2,230-acre Medini Iskandar, is issuing offer letters to property buyers in Medini, providing the option to convert their private lease scheme properties to freehold for a premium.

Under the private lease scheme — originally introduced to restrict foreigners from owning properties in perpetuity — the landowner leases land to a developer for a fixed tenure. The home buyer is the second lessee under the scheme.

The premium for conversion is RM8 per gross floor area for undeveloped land, and RM10,000 per unit for completed properties.

Sunway holds leases for 691 acres in Medini Iskandar through a joint venture with Khazanah Nasional Bhd, with an effective remaining landbank of 130 acres and a gross development value of RM6.2 billion.

The land forms part of Sunway City Iskandar Puteri, spanning 1,770 acres within the recently formalised Johor-Singapore Special Economic Zone, which will increase its appeal significantly, HLIB said.

“The timing is ideal,” the house added, and kept the stock on a “buy” call.
