Very interesting development in that area after Sunway Belfiled.

jam + near cemetery, but location strategic and view quite nice

They are the noise and cemetery view breaker for the inevitable large developments in front of them.

Poor Kuen Cheng though. Well not poor, their land is pretty invaluable now.

High risk of being blocked by future projects.

Long narrow strip stretching from SB to Kuen Cheng next to Jalan Istana.

It will only be blocked by the Tradewinds project which hasn’t even been announced yet.

Pure residential?
Should have commercial lots as I believe it may do well with good sales rate in sunwai belfield.
Anyway, hearsay office occupancy in grade A+ in KL like 118 is good which should augur well for this development.

They already announced its mixed commercial. Very good to provide added convenience to SB.

Finally, Circadia @ Belfield coming.

Maybe,but I'm wondering why it wasn't stated on the signboard and further more I thought the minimum built up size for a rumawip is 800sqft. Also I remember reading somewhere that EUPE was requesting an exception from the 30% affordable housing quota.

Doubt it. It’s a Chinese company and from Kedah to boot. Don’t think they have much political sway. Quite sure affordable component is mandatory now unless you have a large enough land bank to reallocate what you build where.

We'll have to wait and see, I suppose.

Who knows,as Jimmy points out the RM350K houses might qualify as affordable houses.

And if that's the case, we're looking at 440 affordable units out of 1461 total.

I’m sure there’s a sweetener somewhere in the form of a hefty donation or just plain old beautifying the area. Schools are entities too you know and if their land value goes up due to commercial activity it can be a win too.

Must wait for 118 mall and office tower to be opened with decent occupancy.

Ok then Sunway has no competition for 5 years. But also dont get the commercial convenience.
