btw kitchen cabinet is one of the big ticket item, so 30k without it is reasonable.

Mine is 972 sqft, 3R 2B and my request was for more like one-stop-centre except for certain appliances will be provided by me. But I expect them to make it fully furnish for my own stay. The work which may also potentially involve (apart from furnishing and cabinetry work)  just a bit of wet works (plaster ceiling only for the living and dining, electrical wiring for additional power sockets in one of the bathrooms, or two way switches in one of the bedroom painting) and MOG's quote has slightly gone pass 100K plus which was a bit of shocker to me. And I never said, "100K plus is a lot better" - not sure why you implied that way.

that's just his rough calculation of the cost if he was to DIY it himself.

indirectly implying that the remaining 51k cost is going to TMG's pocket for ID.

but you can never compare DIY and ID, without the proper design knowledge, you may waste a lot of time and effort doing the wrong things.

so of course if you are going to engage an ID be prepared to pay at least 30% more, you are also transferring the risk to them.
