Hi guys, I'm planning to renovate the family house for the future.

As of now, it's a single storey house, but I'm planning to rebuild it to double storey .There's a couple of house from the same row that've renovated to double storey and i think that shouldn't be too much of an issue i guess.

I've consulted freelance ID and will be needing more of architect/ contractor to quote and also explain details mostly revolving around

1. do we need piling work for such rebuilding? others neighbour have done such rebuilding but mostly did footing fortification only. my house is 1200sqft, around 18 x 65 land size. (already called MPAJ and they confirmed that we can do rebuilding of an additional storey up

2. what do you guys expect the cost gonna be, will 500k be enough without taking into consideration of the loose furniture / electrical stuff . it wont be any fancy-fancy design or state of the art work but trying to keep it comfortable and all.

Any help is helpful for these, thanks in advance!

No black and white? Then there's no proof MPAJ allows it. Don't fall to this trap.

Also rebuilding on your part may means different than rebuilding on the MPAJ part. Tearing down the whole structure and build  a new building is not rebuilding I believe, but instead a new construction. Tear one part down, leave some part, rebuild the teared down part.

And of course, this varies from council to council. Best you engage your local tradesman, on the legal way and the illegal way.

Will definitely get a black and white when submitting the plan. I asked like can I build another floor up and the responder say yes, can go up by 1 floor.
