I'm looking to moving into a subsale house which is abt 15 years old. I am not sure if I need to redo the electrical works and thinking of calling an electrician to confirm. What are the key issues to know whether or not to redo the electrical works? Thank you.
you may hire an electrician to check for you 1. DB- check for signs of aging, screw not tight check function of mcb - springy and easy to turn on off check function of rcd - use a 30mA tester to trip it. if cannot trip, change
2. check if there is 10mA rcd for water heater. check the full wiring from db to switch to water heater. remove any plug and socket if its installed inspect if there is any branching from the water heater circuit. other sockets, lights should not tap onto this circuit.
3. kitchen - if you intend to add high power appliance eg oven, induction cooker, you may need to add additional wiring
4. other parts - see if you need additional sockets. you may want sockets for cctv, powered window blind, even japanese type electric toilet bowl. remeber to add 10mA rcd for any socket in washroom.
5. if you intend to use smart switch, try to add neutral cable to the switch.
6. any wiring for autogate, perimeter lighting
7. if possible, check your house earthing.
8. if high risk area, add surge protection
9. allocate power for suction fans at toilet, kitchen
10. network cabling - since you maybe hacking, spend a bit more and add cat6 cables

If no melted sockets or MCBs, the wiring is ok. At most, upgrade the DB box to latest ST specs. Wiring for water heater now must be min 4mm. However, 6mm is ideal.

Waste your money. Call the previous owner and ask what the problem with the house. Save money and time.
