Household USJ 11 v/s USJ 9 v/s SS19, Buying landed house for own stay

Hi everyone,

We are considering our options to buy houses for our own stay and we are choosing between USJ 11, SS19 and USJ 9. (Landed double storey)

We are quite keen on a property in USJ 11 (near the boom town cafe) so it is not gated guarded.

What do you think about these options in terms of
1. Security
2. Traffic
3. Pollution

Personally i prefer USJ 3 & 11 which come with fenced and guarded.

For my point of view, hi bye security is better than nothing.

Ss19 in terms of location wise is better to, but again not g&g , and the house should be older than usj 11 and usj 9.

Thank you makes sense. I guess the crime in USJ 11 is not so much?

Only part of USJ 11 is guarded. Proper fenced and guard is usj5, usj17, and some newer USJ.

Ss19 also only the outer part is guarded.

Why only USJ 9, 11 or SS19?
Among the 3, USJ 11 has the upper hand in terms of security, traffic (depends where you drive to, which part of USJ no jam?) and pollution.

What i heard, yes the crime rate is low, but the one give me this comment, he is living in the guarded usj 11.

Last few month that is a case happen in USJ 12, usj 12 is no fencing , and i think also no guarded

When you staying in Puchong, then you will know USJ traffic jam is nothing.

I am the victim from Puchong, but moving out in end of this year, no more nightmare to me

Have you tried USJ 2. In between of your choices, better access to everywhere and price also cheaper.

USJ11 quite big as well, some are guarded, some are not.
I would suggest just going on site and look around.

As someone who stayed in USJ11 before, I would choose it over the other 2 choices as it has a good balance of your criterias.

Congratulations Boss 🥳

I go regularly to Puchong too and yes, their jam is bad but we are not here to discuss who has the worse jam. PJ, KL, Penang all also jam...ya
It's part of development.

How about USJ 4 and 18, more out of the way but secluded and quiet.

Each has their pros and cons. See which phase best suit your sam sui..ya

Security, USJ 5.
Convenience ss19, 18, 14, 15landed. If USJ then only USJ 2 is considered convenient.

I would go for USJ11 among your choices. Generally a more cosy neghbourhood. Have some relatives living there.

I stayed in USJ9 from 1995 to 2010. No G&G at that time. House doesn't get broken in per se, but our shoes and flower pots get stolen every few months. Prone to floods as well but USJ 14 usually gets hit first before us due to the incline. Pollution - noise pollution due to the LRT and rempits at night.
