Why would you want to stay near a theme park? Traffic jam, strangers going in and out, parking on roadside, noisy, light pollution at night

Theme Parks near my sweet home is big NO NO.. don't like the noise & traffic that comes with it

Parks for housing residence usage is Big Positive Points tongue.gif

Yeah, I am just wondering why a certain developer has utilised a theme park as the main attraction to its township development? Does it work? Is it sustainable? If it is, it will bring traffic and crowds which may be good for commercials but not so much for residents. If it is not sustainable, danger of being abandoned and a huge white elephant.

If the theme park is successful and the success is managed properly, then it may add value to the township

If the theme park is unsuccessful, then no need to say..

A good example of a well managed successful theme park in a township is Sunway Lagoon Theme Park.

Was wondering at which stage was the theme park in sunway built? Early, mid or at the end when area was mature? But yes, sunway lagoon can be considered successful but this is because it is smack in the middle of densely populated and matured areas like PJ, Subang, Puchong etc. not to mention Sunway itself. Can you use a theme park to attract population?

They developer doing the theme park at their township are targeting different market segment. The ppl who are buy the township with theme park are not for their own stay but rather for the investment opportunity - the homestay / air bnb segment to cater for the visiting crowds. By doing so, the developer marketing team have 1 more thing to market to the "investor" potential buyer.

If you ask me, the market segment of the own stay or investment opportunity of short stay should not be mixed together.

I can't remember at which stage but I think it was early 90's when it was build.
Bcos i remember going there after my final exam to enjoy instead of the usual Genting or Cameron.

That area was coming up with the Sunway Pyramid Mall, i still remember taking the bus to go to the mall.
The college was also new but i don't recall the medical center, maybe at that time didn't think about it as when you are young with raging hormones and a body like Bruce Lee, you don't think too much about medical center smile.gif

Sunway was very new and i don't think South Quay was up until much later.
But Subang SS14, 15, 19 and USJ was being develop so i guess the surrounding area was either some early and some mid of their maturity.

A theme park alone in a township shouldn't be able to attract a huge population, at least not after the initial hype.
Just like a mall, it needs other complimentary factors to support it and bear in mind the maintenance of a theme park is not cheap. Like you say Boss, factors like location, education, medical, accessibility, a vibrant commercial, a supporting local council, well educated communities and a developer who is committed, listen to the communities, responsible, has a dedicated and experience team, creative, proven execution ability and funds to finance the entire master plan.

All these factors and others, need to come together and be able to work together, then that township will be something.

Relying on just 1 USP is a double edge sword, if it is successful it will bring the place up but if it fail, it will bring the entire place down. Even if successful it still need to be manage properly as what is successful today can go down the drain tomorrow and like a theme park, it's a roller coaster ride with ups and downs.

Like there is a Chinese saying, finding wealth is difficult but maintaining the wealth is even more difficult...

Confirmed I don't like any of the theme park around...

It's bring more negative than positive development for me...

Not really value adding...

Jams, noise & lightings create more issues
