Should be looking at easily 2200 units, 750psf. Traffic going to be nightmare. Now already bad enough. Going to backlog towards Jln jejaka and shamelin.

Not sure good as investment as rather impossible to break even on leasing. For own stay ok since near MRT and malls. But lacking amenities unless u drive to maluri. This area lacking shoplots.

Take note gas pipeline from petronas cross at junction towards church corner at Jalan Shelley. Small pipeline unlike Putra Heights which is a transmission pipeline.

Plot B better, multi access. Easier to enter or exit as there frequently jam up. Unlikely entrance will be to Jln cochrane or shelley, should be 2 access to the small roads.That is why they dug up the road and did some underground piping and drainage.

Safe to build over MRT? Low rise maybe like 3 storey shops. Parcel seems a bit small for any big development.

Binastra’s price - it depends. It may be lower to attract purchasers or follow market price.

Anyway if u decide to buy, what’s your exit strategy? If u decide to sell, can u get a buyer? There’s thousands of condo there (existing & incoming), more supply than demands, u will end up not able to sell it or have to cut price in order to attract buyers in the future.

Many unaware on MOT, the real killer. Most will forget to budget this when buying properties. When heard legal fees free, thought stamping also FOC. Stamping is the killer. Legal fees only few thousand rm.

Plot beside Sunway Cochrane got land activities, clearing land. Any idea what's up?
