 Seeking Advice:Renovating Dbl-Storey Terrace House, Renovating Double-Storey house

Hi,

I'm seeking advice and recommendations for renovating my double-storey terrace house located in Bdr Puteri, Klang Valley. The renovation project primarily involves:

1. Extending the porch and adding a balcony.
2. Expanding the kitchen area.
3. Completely rewiring the entire house.
4. Fresh painting throughout.
5. Replacing the tiles.
6. Plumbing.

I would greatly appreciate any rough estimates for the project and suggestions for reputable contractors in the Klang Valley area who specialize in such renovations.

Up, basically the same process I'm going through but a 20x70 unit in Pusat Bandar Puchong. Parking for future reference.

Btw, I already found a contractor and someone to process MBSJ permit if you want me to share it. But for my house:
1. Extending only half of the house all the way back. The other half is an open courtyard with awning and high fence.
2. Extend car porch with bigger gate and move pillar to park 2 cars
3. Break down multiple walls for more space. Enlarge 1st floor bathrooms
4. Redo wiring, plumbing, fix roof
5. Retile kitchen, 3 x bathrooms, and SPC flooring for 1st floor + staircase.
6. Fresh coat of paint both interior and exterior

Was quoted 205k excluding cost of windows, doors and automatic gate. Also excluded cost of 5.5k for plan drawing and processing MBSJ approval.

How you guys start?
Important question, how you guys pay for renovation? Is there installment?

Depends on tbe contractor. But usually you pay 20-30% initially, then pay more as the you check on the work progressing until it is finished.

You need to check with your local city council DBKL/MBKJ depending on which Cheras you're staying in. Ask them for a panel architect to submit plans for you which will cost 5k - 8k for a permit, this is where you will know if it is allowed or not. If you don't get their panel prepare to pay more than double.

Actually I just want to figure out how much I will pay for the renovation.
Then I can save and plan accordingly.

Not that I str8 find architect and renovate.

How much it cost for architect to come out with a plan and how much it cost?
Few hundred?

For my double storey 1400sqft house, including MBSJ processing and plan drawing is 5.5k total

Renovation cost best to consult with a contractor. It depends whether there will be much structural work done or is it just partitioning, hacking down and rebuilding walls. Once you touch the structure get ready to pony up six digits.
