Looking at your requirement, you're looking at something around RM450/sqft. Walking distance or near to MRT usually comes with price premium.

If I were you I will put the radius at least 15km out of city center. Anywhere closer to that will either burst your budget or the layout will be too small for your liking. Not sure which MRT line you're willing to consider, but you could try your chance at somewhere around Kajang, or Putrajaya.

im ok with end to end from kwasa damansara to putrajaya. now live at equine park. so i used to the mrt system go to work

Yeah then Putrajaya or Cyberjaya should be ok for you. Kwasa Damansara price too premium, and less choice as well.
