No sifu here but an extremely pragmatic Karen. Can this place command double to triple the rent of your median 700-800 psf KV apartment?

The true quality investment developments like DPC don’t even need active sellers. If it’s VP and unsold and needs active sellers then there’s an issue.

Not a great deal if you’re Malaysian but might be ok if you’re a foreigner and this is one of few options to buy.

They have to buy above 1 mill. Most of the good value deals are below this price point as it is also at locals affordability.

Yea there are still decent deals at the 1 mill mark but more often than not they are actively sold to by SAs for overhang stock and don’t understand some of the nuance in the local market.

If they dig a bit deeper than the truth comes out. High end property prices have stalled since 2018, the rental market in that category is very limited and the immigration policies are roti canai. So low confidence and we haven’t even looked at macro factors like uncertain politics as well as supply + demand factors.

They can’t conceive or understand why our property prices have remained stagnant when on paper Malaysia is a very nice affordable country to live in with great infrastructure. Most OECD countries have seen property prices and rents go up by 30-50% after pandemic (your typical migration hotspots).
