total density 1558 UNITS... with 2 blocks...
1 rooms 592units, 2 rooms 674 units, 3 rooms 272 units

Macam start from RM4XXK+?

Launch NEXT WEEK!

Insider information says that 30% of the units will be sold directly upon launch? because really worth to invest, since is a nearest LRT (TOD) project at Bukit Jalil.

Unlike many areas in the Klang Valley with very robust rental demand, some of my friends units in B Jalil low rental yield lately due to oversupply in the area. Will this make the situation worse?

Bukit Jalil rental rate cannot go up high.
Average price RM1800 - 2400.
Probably Park 1 & 2 can fetch higer price due to Pavillion BJ

It was written in KL structure plan 2020. Bukit Jalil has to be developed as a "high class" residential area. That's all i know though.

I understand the freehold with consent. Some other projects eg 1Cockroach is also similar (just randomly quoted). The transaction from nonB to nonB is not a concern from this perspective.
In fact l am expecting more and more KL FH projects may come uder this mode.(understand Siberjaya also has it)

Just that l am not familiar with "international or high class zone" explained in your other post. If really a high class zone, the price shall be RM one mil onwards.

The walkway from project to the LRT station required EXSIM to communicate with PRASARANA already since that piece of land under them.

If confirmed got walkway meaning just walk across the car park of Awan Besar LRT no need to cross the road.

Yup, there is another stread started already. But what surprised me is the project is leasehold instead of freehold according to agent. Surrounding landed residence is all freehold. Price per sqft is quite high for this leasehold project hmm..

plus not really walking distance to pavilion bukit jalil
summore even if walkable also doesn't justify this value

Huh Bukit Jalil was no man’s land before 1998. This is not how you create a high class area. Either the infrastructure or beautiful environment is there or you’re in proximity to actual old money areas.

Prices may have come up but it’s at most upper middle area and proper old money won’t consider this location.

It’s the same as how Cyber Jaya was designated as Silicon Valley. What is it now? All I know is that I decline to go to house parties in that area because it will take 2 hours of my life to and fro and it’s just lelongs all over the place. Plans are one thing, execution is another in this country.

the tentative psf price is not cheap comparing average Bukit Jalil price now.
So ambitious with the price, Bukit Jalil has cool down ready after the Park 1 & 2 VP.

The PPR and Aurora Place road damn jialat one. Park at road side sometimes 3 lane, left one lane jalan. Left and right also they park.
Failed enforcement from DBKL and police traffic.
The road in front of PPR leading to the school also will get stuck if one big lorry or truck block one lane.
Every morning the ice or gas tank truck park when unloading their goods. damn irritating to jalan there.
