Got this info from a few agents.
Was told the show units are ready end of February.

Indicative prices below are before rebate. Not sure what's included in the package just yet.
Anyone has anymore info, do share.

When one lift is down, residents will feel painful already, and when two lifts are down, they would question why they stay there, and the worst if you are at 35th floor, you have no other option.... 4 lifts are required as minimum. Not worth cutting costs on number of lifts.

3 lifts for 208 units is more than enough, most of the projects now are giving 1 lift for every 100 units only

I am just sharing actual condo living experience, it is not only about how many units but also how many floors. I am surprised people will buy into this but not my money no problem. I will skip this.

New condo will have lift issues also and new condo will become old one day. When you only have three lifts for 35 floors, any lift issues will amplify the inconvenience. Real Atas condo will give sufficient number of lifts. Anyway, just my view.

The Riyang 212 units 5 lifts?
Genkl 332 units 6 lifts?

the workmanship is below average if not average for this developer.
they recycle the same layout across their projects which is not creative enough
before you confirm your unit, make sure you are happy with the car park allocation as they like to design split level parking.

It's a shame if this project turns out bad. The location of this plot of land is very good. Hopefully developer has some improvements.

My condo has 6 lifts for 310 units. I used to stay in a condo with 3 lifts for 500++ units. Had to wait for a bit during peak. Now hardly need to wait but then once in a while a lift will be out of commission, wait a bit also bising already. Human nature. Can't imagine when a lift breaks down and during peak hour and you are already late for work ... ranting.gif

The project atas or not I don't know but the price is atas for sure for a LH development. All 3 layouts quite nice. Dual key is my pick.

But too bad not many ppl appreciate the cost of adding more lifts, and not many ppl know how much 1 additional lift can increase the house unit price.

This is just their marketing naming. Usually for SPA will be using Malay naming ... such as Pangsapuri xxx

Lift is actually not expensive... 3 lifts is is way too less. Imagine 1 breakdown/maintenance, 1 use by the cleaner/contractor.... everyone will need to share 1 lift... nightmare.

How much does a lift cost ? For 35 storey, 17 persons capacity lift. I am agree that 3 lifts is less, to mitigate the problem, management need to stop cleaner/contractor to use lift during peak hour.

Should be in the range of RM150k-300k per lift. Plus installation, etc. Maybe RM300k-500k? Less then 2k per unit?

For Atas, 4 passenger lift + 1 maintenance lift. In order to live up to its name. laugh.gif

Gut feel maintenance will hit 0.48psf min

For lift need min 4 lifts. I stayed before 3 lifts, 22 floors, 116 unit was ok.

If only malaysian gov would impose rules like in some european cities where buildings are only less than 10 storeys tall or something. If not the future landscape of KL and Selangor memang gg man... especially if there are a lot of kowloon type projects like MV and RC Residences.

Used to stay at OKR for 25 years. Seen the massive condos developments along the road and decided to move out 7 years ago. The whole area is not liveable anymore, such a nightmare driving there now

Moved also due to retirement. Somewhere near Broga. Nice greeneries and hills with mist early in the morning. But this place also facing lots of developments and a lot of hills going botak. Sad

Development is moving towards Broga & so on...

Matter of time before all gone...

Expected around 5 to 10 year time... No more green areas...

Yeah, can see the encroachments. I always wonder why there are so many excessive developments going on. Who and where are the buyers???. Worst are the condos along okr.
