IJM launching the promenade shopoffices in rimbayu.

Any thoughts of it as good investment?

Whats the price and built up? I believe existing shops are doing well in this Kuala Langat right?

To breakeven 4.5% yield you need around RM8k rental.

Based on iproperty very hard to achieve even 60% of that rental.

Nope, deteriorating everyday…..

The queue from KK to come back home after 8:30 still there.

The bridge for people coming from Banting is causing big jam in that area too, making the traffic light next to Penduline to exit eco sanctuary jam during 6-7pm.

Sometimes queue 20 minutes just to exit from rimbayu to enter eco sanctuary.

Disastrous….

Don't forget this rimbayu area no direct access to any highway and no public transport within 10km.

I'm staying in Rimbayu.

Traffic to go out is horrible. Only good if you're not going out and mostly shop in the same area. In short, perfect for retirement.

Then again, a fireworks supplier lives nearby. Every holiday, there will be some fireworks scaring the babies, elderly and pets.

No banks in Rimbayu. Any banking need to drive down to Kota Kemuning.

Exactly! Hence I am wondering the demand and quick take up for these shops here? Long term capital appreciation?

Tonight launch for existing customers not bad…40% takeup rate for the 110 units….tomorrow public launch should be fully sold
