According to the agent, he agreed to forfeit all of the deposit due to a breach of contract, and now the agent has discovered that a new tenant is ready to move in.
In this case, if the tenant terminates the contract early, is there any document he needs to sign to prove it?
I'm afraid that he might regret it sometimes and come back to argue and ask for a refund of the deposit.
