 Johor bahru house price up or down after RTS?, Completed

A 32-year-old man, a resident of Johor Bahru, works in Singapore with a salary ranging from 4000 to 4300 SGD (including overtime and all allowances).

Currently single and not planning to marry, he resides in his johor bahru parents' house where his room is very small.

However, he also rents a room in Singapore because commuting daily between Singapore and Johor Bahru is exhausting.

On his days off,(not every week,it depends ) he returns to his house in Johor Bahru from the rented room in Singapore.


Now that his brother is married, and both his brother and sister-in-law are Singapore permanent residents (PR) living in sister-in-law johor bahru house, his brother plans to buy an HDB flat in Singapore.

This way, he can continue living in the Johor Bahru house since his brother and sister-in-law have no intention of residing at his johor bahru house.



He is considering purchasing a double-storey landed house in a gated and guarded community for around 650k MYR.

Is his decision correct?

He needs to put TIME as a resource, not just money. Is he willing to spend time commuting or not? I for one would pay more if I can stay closer to workplace.

Previously, those who worked in SG needs to go to work at 430am from JB. After work, they'll arrive back home around 1030pm. Imagine leaving home while your kids are still asleep, and only come home just as they're about to go to bed.

Nowadays, things have become more efficient. So you can depart later and come back sooner.

Soon, it will be even more efficient hopefully, with various things in the plan between the two country. So yes, RM650k for a double story house in gated community in JB would probably worth it in the near future.

U mean this house previously sold at 650k but now is 800k?

RTS should have higher effect on housing prices within 5km from it cos now everyone know it will be completed.

All other projects like SEZ, SFZ, HSR near Iskandar Puteri r just in planning so prices up slowly. But if these projects r implemented than prices will shoot up. Can see that our Sultan n PMX want to make this a success.

I think it is very hard to built the LRT from tuas custom to forest city.

High chance they built a LRT line from Forest city to tanjung kupang custom.

Then build a LRT line from tanjung kupang custom To tuas custom

Need to transfer the HSR line..

Slight change to the ORIGINAL HSR plan, the green color detour. FC=SFZ, duty free island. The HSR will have its own custom like the RTS.

There is no right and wrong answer. Is just if he thinks this is what he wants and if he can afford it. Even if buy house now, next time want to buy in SG, can just sell off. Can earn money or cannot earn money, there is separate question, no body can say or comfirm future market condition. If no buy house, save the money up also no wrong.

Hmm... buying hdb house in SG not that difficult financially. At least for the installment part which CPF covered mostly.
As for the downpayment, we never know.. Some really save up. different people different financial situation. cool2.gif

almost bought a unit for 550k but backed out because it was PKP time and borders with singapore were not open yet. kinda regret didnt proceed.
800k is probably for the 24 x 75 units. pretty sure you can still get 22 x 75 for 600-700k.

from my understanding, the prices dropped around PKP time. i didnt know this at the time, I just thought the developer was having a hard time selling units because of the singapore closure. so i backed out. i was spooked by the number of unsold Johor houses.

Actuay now johor also have many unsold house.


Mostly is condo....

Landed house if around 600k- 850k still ok
