KUALA LUMPUR: Mah Sing Group Bhd’s wholly owned subsidiary Venice View Development Sdn Bhd has entered into a conditional sale and purchase agreement to acquire 40.4686 hectares (100 acres) for RM103.75 million.

Located in Johor, the site is about 400 metres from a June 2023 purchase of 30.63 ha (75.7 acres) known as M Tiara.

This latest acquisition is estimated to have a gross development value of RM1.45 billion, Mah Sing said today.

Amanah Raya Bhd is the vendor.

Tan: Quick returns for Mah Sing when it launches M Tiara in Pulai, given the prime location



Ir Samuel Tan, executive director of KGV International Property Consultants (Johor) Sdn Bhd said the demand for houses is rising due to the abundance of job centres in and around Pulai, including


Tanjung Bin,
the Port of Tanjung Pelepas,
Southern Industrial Logistics and Clusters, and
Nusajaya Tech Park.



KUALA LUMPUR: Mah Sing Group Bhd may see quick returns on its new M-series housing development when it starts in Pulai, Johor Bahru next year, given the land's excellent location, said Ir Samuel Tan, executive director of KGV International Property Consultants (Johor) Sdn Bhd.

He said the trend of land banking recently demonstrates the market's and developers' confidence in the recovery of the real estate market in the coming years.


"To make sure that the market and the development are sustainable, some adjustments must be made. Business costs, political stability, and pro-business policies are the factors to take into account," he told NST Property.

Tan said that Mah Sing may be able to generate positive sales from its proposed development, given that the land is in an excellent location close to Lima Kedai, where there is a decent mix of low- to high-income groups.


Lima Kedai is a crucial transit hub for those using the Second Link Motorway.

According to Tan, there are numerous employment hubs in and near Pulai, including Southern Industrial Logistics and Clusters (SiLC), Nusajaya Tech Park, Tanjung Bin, and the Port of Tanjung Pelepas, which are increasing demand for houses.


Mah Sing paid RM 76.09 million, or RM23 per square foot (psf), for 30.63 hectares ( 75.68 acres) in Pulai to expand its M-series.

It plans to introduce M Tiara, a community of

double-storey cluster homes (32'x70') and


2240 sq ft


double-storey terraced homes (20'×70' / 20'x75'),





with a gross development value (GDV) of RM480 million.




According to Mah Sing's statement yesterday, the most affordable residential units are anticipated to cost RM624,800.

The land acquisition is in line with Mah Sing's strategy of quick turnaround, as registration of interest is expected to be in the first half of 2024.

Tan said that the stated purchase price was reasonable.

"Recent sales in Pulai ranged from RM20 to RM25 psf. We believe that the pricing of RM23 psf is suitable for Mah Sing to create its M-series," he added.

Analysts are particularly optimistic about Mah Sing's purchase of land in Pulai since it will allow the company to extend its M-series of affordable housing projects.

According to MIDF Research, the land cost to GDV is appealing at 16 per cent of the project's overall value.

Additionally, it anticipates a minimal impact on the balance sheet.

"Post-acquisition, we estimate net gearing to increase marginally to 0.22 times from 0.2 times in the first quarter of 2023. Meanwhile, we do not foresee earnings impact in the near term as the project is expected to launch in the first half of 2024.

Hence, we make no changes to our earnings forecast," MIDF said in a note.

The research house has maintained its "Buy" call on Mah Sing with an unchanged target price of 75 sen.

It continues to be optimistic about Mah Sing, as it believes that new sales prospects for Mah Sing will be driven by the introduction of properties at reasonable prices.

The strategic location and affordable purchase price of the planned acquisition have TA Securities feeling optimistic as well.

The research firm said that in accordance with the anticipated GDV of RM480 million, the land cost accounts for 15.9 per cent of the entire development value.

"As the land cost to GDV ratio comes below the general rule of thumb of 20 per cent, we deem the acquisition price reasonable," it said.

The positive take-up rate of 85–95 per cent for Mah Sing's new launches in the first quarter of 2023, demonstrates the persistent demand for affordable housing in urban areas, according to TA Securities.


Mah Sing acquires Johor land for RM463m super-linked home development

MAH SING Group Bhd is acquiring 59.12 acres of freehold land in Johor Bahru’s Pulai district for RM62.98 million to develop M Tiara 3, a township featuring spacious super-linked homes with an estimated gross development value (GDV) of RM463 million.

“Named M Tiara 3, the township will feature spacious super-linked homes, with indicative home prices starting from RM780,000. The commencement of M Tiara 3 is expected to follow as a continuation of M Tiara 2,” Mah Sing said in a filing.


This marks the group’s fifth land acquisition in 2024 and its third in Pulai.



The purchase and development will be funded via a mix of internal resources and bank borrowings.

The group highlighted strong demand for M Tiara projects, with over 14,000 registrations of interest and a 100% take-up rate for international lots.

Mah Sing aims to leverage transformative developments in the region, including the Johor-Singapore Rapid Transit System (RTS) and the Johor-Singapore Special Economic Zone, to bolster demand.



The acquisition is expected to be finalised in the first half of 2025 and contribute positively to the group’s earnings. — TMR

I would prefer the M Tiara to have a layout of 4+4 rather than 4+3.



It is more preferable not to share a bathroom on the 2nd floor among two rooms.

"This acquisition is a strategic move by Mah Sing due to the anticipated growing demand in Johor’s property market,” the property developer said in a statement today.

Founder and group managing director Tan Sri Leong Hoy Kum said the group embarked on the purchase less than a year after M Tiara because it aligns with market demand, driven by upcoming infrastructure projects such as the Johor Bahru-Singapore Rapid Transit System (RTS) and the potential revival of the KL-Singapore high-speed rail project.

Both will boost economic activities in Johor Bahru.

"The Johor-Singapore Special Economic Zone (JS-SEZ) is expected to stimulate the economic activities between Singapore and Johor,” the statement said, adding that this is the group’s second land deal this year.

It will build double-storey linked housing,
a serviced apartment block and
double-storey shops on the site.



Registration of interest is expected to start in the

first quarter of 2025,

the statement said.

"We have garnered over 5,000 registrants of interest in less than 10 months since the acquisition of M Tiara,

which will comprise 754 landed residential units.

This remarkable response has bolstered our confidence to meet market demand quickly,” Leong said.



Cultural magnificence at Penang mall

The statement said the group has a strong balance sheet, ample liquidity, RM981.3 million in short-term investments and a low net gearing ratio of 0.08 times as of Dec 31, 2023.
