location wise, obviously sa young 1 is the best, sa young 2 and 3 are quite close to each other but they are the other sides of the road where the current commercial area and the shopping mall is located. in fact sa young 1 is even better location than eco nest that it is just opposite the shopping mall.

sa young 2 and 3 they will be having commercial below or nearby also though.

but obviously comparing to eco nest, sa young series should be a more low cost development rite?

They already build multiple duduk series in setia alam like Huni series.

The purpose is create a mix development, shop lot get high number of potential customers that lives nearby while tenant benefits from walking distance to foods and groceries. It's a added value for township.

The eco nest series doesnt has much advantages compared to duduk. And their maintenance is quite high almost 0.55/psf consider just common type of facilities.

Next door to each other. No superior view, no skypool.

Their total units also wasnt different much 4xx units vs 5xx units. Both nest and Sayoung 1 are considered as low density in today standard.

Eco nest i predict will be massive drop in value once the SA young 1 completed. I believe the owner will dispose the property as soon as possible. The tenant renting inside also will move to the competitive sayoung 1 trikey studio for much cheaper rent.

indeed. this kind of mix development is quite good for residents on high rise actually since one can avoid driving and can get to the makan places or even shopping quite easily.

yeah... indeed also feel that eco nest has no advantage over to sa young 1 since both are near to each other. those who managed to buy sa young 1 got very good deal. The tri-key units are perfectly suitable for rental to the students nearby.

besides, i noticed eco nest rental seems to be quite high, is it real? a lot of advertisement for rental on website shows quite high rental.

Yup the risk is lower.

Based on philosophy of Faizul the property guru,, buy a property that can sell, can rent and can stay.

Choose a normal 3 bedroom type of unit instead trikey is a safe option. As you can stay in future.

Key points

true... indeed. landed is still the king afterall.

high-rise if decided to buy must prepare for worst case scenario that cannot sell and only be used for own stay or renting out...

i am single and i am deciding whether want to buy the 549 sq ft dual key unit becos i tot of using it to stay as retirement, since downstairs will have shoplots and nearby there are commercials as well which i can stay there and no need to drive out also can sustain.

549 sq ft is not big but good enough for one person which i can use one studio unit as bedroom and one for living room/study room.

and worst case scenario if i dun stay there, i can still rent out as 2 x studio units.
