last month, i got quotation directly from the worker's boss, a Burmese guy, so i can bypass the middle man. I got his contact from a friend.
Just for replacing 1200 sqft house tiles (whole house including toilets) and house roof - it'd cost me RM 100k.

Thanks, my context is houses which are 30+ years old, so probably closer to the lower amount.

Tiling only, no wall work etc?

yes, tiling only. This was quoted for an old house, 60 years+.

The older the house, the more renovation work needs to be done.

I think for old house with minimal renovation to make it livable, you'll need at least 250k.

That was what I planned earlier. All through direct engagement with the workers, without middle man.

Middle man would probably charged extra 20% for themselves.

Ended up didn't proceed with the house purchase coz the reno cost is too much.
