I would say your benchmark shoudl start with the age of the house.

Anything < 5 to 8 years, you can maybe look at it from a prespective of superficial and target between 100k to 350k depending on how much work you want to do .

If the house is more than > 10 to 12 years, the first thing you need to look at is all the plumbing and based on a full redo + piping + tiling + new bits and bops and maybe soime build in cabinet, it will run you back 30k minimum pre covid - i can only assume its more like 50k now

my 4300 sqft semi d, redoing 1 bathroom and built in cabinets for hall, master, knocking down a wall to combine 2 rooms into 1 guest room, indoor kitchen, and all the furnishing for an empty house set me back close to 500k in 2019.

Mind u just 1 bathroom.
