I think you MIGHT need to change the project name to Sanya Residence.
And there are 3 sizes if you include SAMM units.
The SAMM unit seems a little bit better than Serasi which is 1+1 bedder but this Sanya 2nd bedroom has a window but likely can only fit a single bed.

Basically big units difficult to move at this site.
Target buyers don't need big size unit as price will be above 1 mil.
You think the Giant hypermarket here is like Publica, BSC or Akadia ....meh
And fighting big size units at the Glades is suicidal bcos if at that location the big units can't move or slow, this location no need to say.

In addition, PH Sentral still got 3 to 4 development in the pipeline, launching big size units now will make it difficult in the future if it's subsale price suffer or perform below par.

Last time at the glades, u complaint they launch all big units. Don't have smaller units. Now they launch smaller units, u complaint they don't launch big units.

I believe there is a covered walk path to the LRT station about 500m away but despite this it's price is hardly moving.

Shortly after VP I did go to the site and saw a walkway at the side.
But that was a long time ago, not sure if it is still there.

Alternative there is a LRT station next to ttss Chinese school but a bit further away

This is the kind of path giving by the developer.
Let's see what kind of path they will give for their other ongoing project.
