 Selling a house: advise needed on getting a lawyer

Hi everyone, sorry if this has been asked before. I’m helping my dad sell his house.
He has found a buyer who is a neighbour a few houses away. So no brokers involved.
My question is regarding getting a lawyer.
The neighbour suggested that my dad use his lawyer as well instead of getting our own. He said this will save my dad some money.
How true is this?

Does anyone have a comparison of the fees if my dad appoints his own lawyer vs uses the neighbour’s lawyer?
What are the pros and cons?
What are the things to look out for in the SPA if he does go with the same lawyer?

I don’t want my dad to be taken for a ride and I don’t have any experience selling properties as well so I’d appreciate some tips and advice regarding this.

I’ve recently sold my childhood home. Lawyer fees came to about 30k, but that’s because there were extra expenses and costs not usually considered. So, in your case, you could be looking at 20k plus.

Pros = Get to save money.
Cons = Neighbour's lawyer will only protect your neighbour's interest and not your dad if anything goes wrong.

yes. sharing your neighbour lawyer will save you a fortune of cost.
you just need to pay them documentation charges. maybe 1k+ only?

you can save the legal fees on the Vendor part. It is currently 1.25% of the house valuation. Besides that, it is easier to monitor the CKHT submitted as it will be done by the same lawyer. Apportionment on utilities after the transfer is easier too.
