Distance to LRT can measure by using google map.

Convenient to live is very subjective to different people, for me it will be less convenience because lack of commercial shop, but it is quite near to some medium small shopping mall such as Main Place, Damen, One city.

But it close to three SRJK school, this is what i concerning,but maybe not an attractive point for others.

USJ 13 , the only thing need to concern is, the neighbor, because your neighbor might leave here for long time, they might fully utilities the empty space for parking, or they are tenants. You need to monitor, and better to arrange a night viewing to know the condition after most of the residents come back from work.

For me, usj 13 is too small, if you live with small family, 3 peoples max, should be still ok.

Small.unit for resell might have a difficulty , because most of the people buying subsales, they are upgrading from previous house, maybe from condo or small landed, so your 20x60 unit might hardly to sell in future.
