through its wholly owned unit Scientex Quatari Sdn Bhd to acquire 8 parcels of freehold land in Pulai, Johor Baru, worth RM185 million.

Scientex CEO Lim Peng Jin said the latest land-banking exercise in Johor would allow the company to deliver more affordable homes to meet the increased demand.


“We are constantly on the lookout for suitable land-banking deals to ensure we continue building a sustainable pipeline of future launches and further expand our affordable homes’ footprint across various states in Peninsular Malaysia.

The freehold lands comprising an approximate area of

81.85ha of agricultural lands with mainly oil palm plantation

The newly acquired land would complement the group’s existing 661 acres (267.5ha) of land in Pulai, which has a completed gross development value (GDV) of RM900 million with ongoing and future GDV of RM4.4 billion, which will be further enhanced by the new purchase.

The company noted that it is too preliminary to ascertain the total GDV, cost, expected commencement and completion dates as the proposed acquisition is expected to be completed in the first half of 2021.

Lim said of the RM1.7 billion in total development value launched to date, the company has achieved strong take-up rates of 85%.

“Furthermore, the close proximity of the new lands enables us to tap into greater operational efficiencies through economies of scale, thereby enabling us to maintain affordable selling prices to cater to the masses,” he said.


Lim said despite the challenging economic climate at present, the demand for affordable housing is resilient.

“Our prospects in this space are further bolstered by recent interest-rate cuts by Bank Negara Malaysia, which should sustain homebuyers’ sentiment and promote greater homeownership.


“We intend to actively expand our repertoire of desirable, yet affordable residential properties as we aim to play a vital role in the urbanisation of our nation,” he said.

The group’s affordable homes portfolio to date has 21,531 homes in Peninsular Malaysia, with a target of 50,000 by 2028, and its property division having priced all the homes below the RM500,000 mark.

The completed affordable homes since the inception of the company’s property development segment in 1995 have totalled up to a GDV of RM6 billion.

SHAH ALAM (June 29): Packaging manufacturer Scientex Bhd, which is also involved in property development, intends to buy 326 acres of freehold tract in Pulai, Johor Bahru, for RM219 million cash to expand its land bank.

In a statement today, Scientex said that the lands are situated near Scientex’s integrated township development in Skudai, Johor, known as Taman Mutiara Mas, and various other matured residential areas.

The group’s wholly-owned subsidiary, Scientex Quatari Sdn Bhd, today entered into conditional sale and purchase agreements with two different vendors, to acquire


252 acres from

Keck Seng (Malaysia) Berhad reported earnings results for the third quarter and nine months ended September 30, 2023. For the third quarter, the company reported sales was MYR 334.4 million compared to MYR 441.61 million a year ago.


Net income was MYR 36.05 million compared to MYR 61.59 million a year ago. Basic earnings per share from continuing operations was MYR 0.1003 compared to MYR 0.1714 a year ago. Diluted earnings per share from continuing operations was MYR 0.1003 compared to MYR 0.1714 a year ago.


For the nine months, sales was MYR 1,026.06 million compared to MYR 1,453.21 million a year ago. Net income was MYR 146.16 million compared to MYR 159.28 million a year ago.


Basic earnings per share from continuing operations was MYR 0.4068 compared to MYR 0.4433 a year ago.

Pulai Jaya interchange bridge officially opened: Salahuddin says residents of multiple areas benefit

(Gu Lai, November 11) The interchange bridge, which has been repeatedly delayed in opening, was officially opened today under the flag of Johor Chief Minister Dato' Salahuddin, relieving an estimated 40% of traffic congestion on the Benut-Gelang Patah and Johor Bahru routes, thus reducing travel time by about 25 minutes.



The interchange bridge, which cost RM 85.4 million to construct, is located in Bandar Pulai Jaya and is expected to benefit over


100,000 vehicles per month, shortening the distance and time between the


Second Link, Senai Airport, and Kuala Lumpur.

Salahuddin, speaking at the opening ceremony today, stated that with the opening of the interchange bridge, residents in the affected areas including


Ulu Choh, Bandar Pulai Jaya,
Kangkar Pulai,

Taman Sri Pulai Perdana 1,2,
Taman Pulai Hijauan,
Taman Pulai Indah,
Taman Teratai,


Benut, and surrounding areas would benefit.

He revealed that the bridge project

started in January 2014, but was delayed due to factors such as land acquisition, cable relocation, and public facility migration, leading to construction delays until today's opening.

He stated that the state government has proposed various strategies for the Johor Sustainable Development Blueprint 2019-2030, aiming to propel Johor towards the forefront of sustainable development.



Zulkifly Jaffar stated that the completion of the interchange bridge was his primary commitment as the state assemblyman for the area, and now, with the bridge's opening, it will help drive future development in the area, including property appreciation.

He pointed out that in the future, residents living in the Bandar Pulai Jaya area will be able to shorten their journey to places like


Gelang Patah, Senai, and Singapore.
