Heard that Berjaya land is going to launch their lot 2000, land next to Berjaya Time Square earliest next month.

Bts is already a tod with monorail stn attached via bridge.

Should make it a luxury hotel themed residence like marriott, westin residence etc, sure good demand

That area fengshui not good? Both time square and lalaport (and also sungai wang) seems to be not doing well.

For Berjaya Time Square shopping not doing good, one of the reason is because it was sold the lot individually. So the owner can rent their unit to any business, so management office lose the control on arranging the type of details in shopping mall. And its hard to launch event to attract market by corporation with tenants also.

Same like sg wang, no control on the tenants n d type of biz that operate there. Popular malls like klcc, mid valley, sunway pyramid etc dont sell d lots to individual owners.

Developer need to rethink they branding position, for example Exsim project.
Exsim not doing shopping mall, and they are not marketing their product by successful of shopping mall surround. So overall their market is the right price and right product to the market. so their project always hot selling. Example the recent product at bukit bintang sungai wang plot, they are not emphasised on sungai wang mall, but mostly promoting the right size/ and entry priced for those people interest investing at golden triangle.

So now berjaya not doing well at timesquare already, but they have land bank at golden triangle, if they can reposition their marketing direction and design the good product fitted the market appetite, my opinion this project maybe can sell better. smile.gif

When you free, go walk walk BTS on a weekend.
I long long time no go BTS, not sure how bad.
Last I went during weekdays, not many people.

TS was very prosperous 20-10 years ago. Only now it is died down, when everything moved to Pavilion.

Like plaza sungei wang only sell 40 percent of retail lot....

lalaport just opened gsc, within few hunderd meters got two same cinema, wat for?

sure close the old one la, summore the mall is unattractive to youngster

YES bit all, but the business there still lose the control, what first impressions go to sungai wang and times quare?

Made in China cloth shop. Etc etc.

Now a day, developing of the e commerce is one of the reason strike this 2 mall, because this 2 mall rental too much unit to e commerce able product business, so in the end you see why this mall not doing well.

The good retails mall need to have walk in kind of service and business, and what a very good example is F&B, high end luxury item, etc. So it 40% lot sell to public, it's very hard to control and planning the mall direction etc etc.

BTS was never a successful mall since the beginning

last time when it first opened the only attraction was the indoor theme park

the tenant list was meh, the overall design and layout meh as well, and for some reason (this might be only me), the higher floors just doesn't feel right everytime I visit there as far I remember. got that spooky feeling to it

its a much newer mall than Sungei Wang Plaza opposite it but somehow it manages to make the whole vibe feel the same

Last time still very happening and many crowd one due to the theme park, cinema, F&B and clothes shops.
Sungai Wang and BTS quite good business like 10 years ago.
Once Pavillion opens, people stop going to BTS and BTS business going down wth bad management and less attractive tenant mix.
Pavillion, Lot 10, Farenheit and Starhill are the happening place to go with the correct tenant mix

Pavilion happening for how many year already? I believe all mall have a peak time and down time. Today trx mall opened and it's direct link with mrt station. Would it outclass and ganti pavilion in few year?

Heard that the psf quite attractive. The main USP compared to Lalaport is the freehold tenure.

Just not sure about the area since it’s just next to previous Pudu Jail. Plus BTS current mode of business and crowd is concerning. (Not as prime as it used to be)

I remembered BTS to be decently crowded long ago.

But what do all the successful shopping malls have in common? They are ever changing / upgrading to stay fresh.

Consumers are always looking for new things. You'll get forgotten once you fail to stay relevant.

488sqft, about RM500k+. I found the most attractive view is 118 Merdeka and lalaport facing

From the site location (understand the building's orientation may be slightly different) if l face the mauduitkah 118, it is directly west facing. Unless there are buildings to block the afternoon sun, the unit will be warm.

Yeap you're right. However, I'm looking for investment purpose. Hence the orientation to the sun don't really affect my decision as i believe that most of the tenants prefer nice/unblock view.

bts used to be crowded but just till 3rd floor, rest of the floors are basically dead from opening till now

getting more dead by the time those pasar malam stalls opened up
