I got quotation for painting (labor cost only) total RM3400 for new apartment 900sqft - paint wall and ceiling for living, dining, 3 rooms and 6 doors.

Measurements in ft:

Living - 10.33 x 7.33, 11.25 H
Dining - 12.83 x 11.42, 11.25 H
Master room - 10 x 10.5, 10.25 H
Second room - 9.33 x 10.08, 10.25 H
Third room - 8.67 x 10.08, 10.25 H

Is it ok the price?

what is the job scope? will they help you plaster the wall first? or just painting?

Around jun, I engaged a painter from the defects team to paint a 1k unit ... ceiling and wall .. all one colour ... 1.3k... labour only.

How many colour combinations?
How high ceiling?
One coat or 2 coats? Painting light colour over darker colour might need additional coats.
Painting door/doorframes/trims - using gloss, oil or water based, sanding in between? roller or spray on?
Paint on straight or with touch up first (fill holes, sand off wavy skim)?


A professional paint job is expensive. 80% of time is on preparation and " cutting" at the corners, especially if you have multiple colour combinations, glossy paint, oil based paint. Rolling on paint on flat ready wall is very fast. They also use proper protection during painting.

If for rental prop one colour kautim type, just hire 2 banglas, pay them kongsikong RM100/day each, buy them the paint and cheapest roller/brush. 3 days, labour only rm600.

I decided to proceed with the price. Pricey but the contractor works has been proven (by my friend) as neat, clean and good quality.

Color combination - only 1 color for wall&ceiling, different color for doors/doorsframes
Ceiling height - living/dining 11.25ft, rooms 10.25 ft
Coats - 2 coats but depends on condition if requires more than the contractor will do more coating
Painting doors and doorframes - water based paint, use roller and brush, sanding if required
In general, he will touch up first before painting the wall/ceiling

Proper price for proper job. A bit high lah but probably depends where you are. Additionally, use off-white colours and not pure white.
