 Strata redevelopment no longer needs 100% approval

As announced in Bajet 2024 today:

Bagi memudahkan pembangunan semula skim strata, ambang persetujuan penduduk untuk jualan en-bloc akan dikurangkan daripada 100 peratus kepada tahap yang konsisten berdasarkan amalan antarabangsa seperti di Singapura. Ini akan menggalakkan pembaharuan semula bandar dan menggalakkan pembangunan semula bangunan usang di bandar.

So for redevelopment plan not longer 100% approval is it vote during agm for the plan?

But how it count? 80% for 20year building. It based on the eligible voter(clear the maintenance & sinking fund up to date)? Or whole building owner?

If agm attendance is very less, let said 10 people from a 1000 unit building, is it possible to decide the redevelopment plan based on the attendances vote?

I'd say for those who don't attend AGM has already given up the rights to voice out their concern or opinion. Can't be others fault to vote for them on behalf.

This is a pragmatic approach. In future, aging condo with valuable land can be acquired by Developer for re-development. Very good. Majority say matters.

At least "absolute agreement" of 100% is not needed, that would be very good already. 100% means if out of 1000, 999 agreed but a single fella says no, these 999 people also kena follow the 1 guy dry.gif

Every community definitely have a few special minority that always head a different way with the majority crowd. Just look at this minority crowd, how extreme they are opposing the crowds.

As long majority didn't sign or submit the consent form, nothing to pursue. Is the wish of the majority to remain status quo.

Yea it’s not that you need to protest something. It’s more like an opt in for a development proposal - accept or reject.

Got majority or not, makes no difference. If need the land for public projects, gomen will use NLC to take over forcefully just like they did for Ampang Park previously.

Redevelopment is not for public purpose, so govt acquisition will not happen.

Ya, gov just need to see the majority opinion. "Majority" and "Absolute" makes a huge difference.

This is good for urban renewal. Old buildings in prime locations are the targets for this. But the devil is in the details. A lot of work still needs to be done to satisfy the majority. Suitable for commercial buildings but still difficult for residential.
