Hi, I want to ask regarding agent professional fees, whats the fees for and why me as tenant want to rent the house need to pay ?

Agent fees are paid by landlord. Not you

Hi usual practice is landlord to pay the agent fees. If the landlord is the one that engage the agent to find tenant. If however, you are the one that engage the agent to find a place for you, the fee you bear.

Usually owner need to pay , but seem like they take advantage of u donno how the fee works .

There are two sides of agent's fee.

1. Paid by Landlord, if he engage the agent to find a tenant.

2. Paid by tenant, if he engage agent to find a rental property.

The agent can only collect from either the landlord or the tenant and NOT both or 50/50 if with agreement.

Both methods are approved by LPPEH.

Same for subsale.

Better to clarify with agent ahead before viewing any property on fees to be paid by tenant or landlord or buyer or seller.

Where is the property at?

I read on kopitiam section previously which it is a norm that the agent will charge both sides in penang and JB.

The trick in JB is the owner's agent pass the listing to another agency's agent. The other agent will publish the ads in online website. When the future tenant contact via online website, they are contacting an agent that will act for the tenant.

The seller's agent who don't do anything except passing the listing to another agency will enjoy the fee from the landlord. While the agent that publish the ads will demand fee from the future tenant.

It's a practice done widely in JB in order for REN to get more income from the rental market. So, every agency share their listings with other agency to earn more.

In JB, the agency pakat in many residences. Very hard to contact directly with the landlord's agent.

But the important part is to ask who pays his fee. If the tenant agrees, then is a deal. Otherwise look elsewhere.

The tenant don't have to know the property belongs to which agent.

i heard about tenant paying agents fee thingy in Penang & JB...my relative faces this thingy before.

The issue is it is a common practice in JB/Penang. As a tenant, if the whole market is by this practice, how the tenant walk away?

I am sure there are landlords who advertised. They also want to save on paying fees. Is only whether tenant wants to do the extra work.

Agent should be collecting advanced rental portion from tenant and RM72 SST from the landlord, which will be submitted to his agency. All other deposits are transferred to the landlord directly by the tenant. No such thing as 'professional fees'. Tenancy agreement fees is the 'extra' which the agent can earn.

If your agent insists on collecting all, be careful its a conman. Happened a lot on naive students.

Professional fees = Agency Fees = Agent's Commission.

Normally non registered Ren's will do it that way.

haha it depends strongly by the market competition, not only apply in JB, except klang valley bcos agents over there 2pid very hungry, fight till comm % also lower than other states mostly, till do big case also not attractive bcos too many party trying to take a cut and landlord have the say
