[WTA] Student rent a room. Bewteen Owner & Tenant, who pay for the cost for not working fan

I want to ask any advisor here.
My daughter rented a room and has been stayinig there for almost 2 year. The ceiling fan suddenly not working anymore. So I want to ask under agreement If fan need to replace/repair the cost of repair/buy a new one is bare under house owner or student tanent? |
