 Hidden costs for housing loan

Hi all,

I'm getting to the point where I am going to select a loan offer.

Currently, the choice is between Maybank's Maxihome and Public Bank's Home10.

From my understanding, both seem to be virtually identical. Both are semi-flexi loans.

Hidden costs:

1. RM200 processing fee
2. RM10 stamp duty for LO
3. RM10 stamp duty for SI
4. RM25 for each redrawal made, otherwise zero maintenance fees etc

Anything else? I'm just worried kena something in the future.

Regarding the RM200 processing fee, I check my previous loan with RHB didn't have this but both MBB and PBB claim this is mandatory now.

I am not sure if these are consider hidden cost, since they never say they are not charging you anything for processing, right? Unless, they do cheap sale and tell you they not gonna charge anything.
From your old loan, they probably finance in those extra fee into your loan too.

From you stmt, seems like you have selected semi flexi loan

Other fees...
- Legal Fee for LO and SPA
- Loan Agreement stamping (not just RM10)
- SPA stamping
- Valuation Fee
- Account opening fee, if there is any
- Annual Housing Insurance fee

Oh no, disregarding all those. Specific fee for getting the loan from the bank. Excluding all the legal, SPA stuff etc.

Yes, another fee might be the account opening fee and associated annual fee.

BNM has instructed bank NOT to impose loan documentation fee effective 1/2/2023, reference to following from Malaysian Bar Council, seem related to processing fee.

There are costs in all banking services. Is all stated and not hidden.

Please amend your wording if you plan to continue your topic, the fees u mentioned are Fees, Stamp duty & Service charge as u stated, not hidden cost.. At most call them misc charges

Takkan later on ur instalment u paid late, u call the late interest charges as hidden cost? Or certain banks, u request for hardcopy statement or SPA copy, bank charge u RM5-10 on the spot, hidden cost?

M'sia banks are properly regulated and costs plus misc charges are all shown. Is only whether we want to look for it.

This, you can highlight the processing fee to the bank and if they still insist, file a complaint to BNM Telelink.

It's not the same thing, the one you highlight is relating to the loan legal part.

The one I am talking about is just to setting up of the loan account.

Today I got approval from Alliance, they also said need RM200.

Your MRTA/MLTA will be included in your loan. Its not hidden, though, but usually you got to subscribe to it.

Lawyers also increased their fees.

Their 'misc' charges and known expenses are expensive.

I rather pay 200 to the bank and ask lawyer to reduce their fees and disbursements.

All are these is just 1 time fee. For No.4 is per withdrawal, not much things to discuss for bank loans. if the rate is OK... then just proceed.

You should ask for the hidden terms instead, pbb flexi loan doesn't works like normal flexi loan. Your first 30% does not have any interest savings and they don't tell customer. You should clarify.

Fees are somewhat irrelevant here because usually it's a one off thing

More important are specific terms and conditions of the product offered (lock in period, redraw facilities etc.) and whether the bank is a bank that you want to maintain a biz relationship with (banks tend to view existing customers more favourably for other products).

those costs are not hidden, it is mentioned in Product Data Sheet and their letter of offer.

If new underconstruction house, hidden cost is 'PROGRESSIVE INTEREST'!

The progressive interest is not deducted from your loan interest since it is a separate thing. Be prepared to save a lot of money to cover the progressive interest until you receive your key. The worst case, your house under 'projek rumah sakit'..
