 Old house inspection

Hey guys, just want to ask.. for old house (probably around 20 yrs old)..what kind of inspection should we do?

Electrical wiring? Water pipe? Anything else?

Usually how much would all these checking cost and how much should I factor into the budget if let's say fixing needed?

Tukar jer lar since already 20 years old.

Houses is not like cars..

Maybe things like heater, should change after 20 years.. but some 10 years also still perfectly fine.

Haha, i mean wiring and water pipe those la.. Up until recently still got ppl living in it.. And things are working.. But considering will do renovation.. Wondering should all these be changed to new 1..

Plumbing wise the worry is GI pipe either become so clogged with rust and/or the tangki rusted (if its not a plastic tank)

Electrical wise at minimum change out the whole DB box components, check wiring continuity, and refresh sockets/switches as necessary (MK 13A sockets are not expensive), got extra money install Type2 SPD (surge protective device).. coz stuff from 30 years ago is all out of code liao.. dangerous.. last time hard to get high sensitivity protection, now it has become much more common and easy to get.

Changing out the DB box entirely, is not expensive for single phase even if you go full ABB parts.
Three phase will cost more lah. laugh.gif

Oh renovation, then might do altogether, change new. I'm not expert, refer above post.
