 Rental deposit deduction, cleaning & aircon service fees

I rented a studio unit for 1 year contract.
And after end of contract, i received my deposit. But owner deducted RM300 for cleaning and aircon service fees!
Feeling like cheated. Because there is nothing to convince without receipt.

* Cleaning fee RM100

* Aircon service maintenance RM200

Is that normal? For me, this looks non-sense.

I m not happy because i was keeping the unit quite clean and sometimes did aircon filter clean. Why they charged such non sense thing without evidence.

Actually, this is first case for me.
I have rented other units in same condo... but other previous owner didn't charge such fees and refunded full amount of deposit to me.

Refer to the TA.

If it is stated as tenant's obligations, then what you think is not important.

Different landlords have their own SOPs when TA ends. If you haven't encounter doesn't mean it doesn't happen.

Tenant return the property as how it was received except for wear and tear.

Tenant wouldn't want to receive a 'quite clean' property at the start and so is landlord at the end of the TA.

'Quite Clean' is subjective in everyone opinion.

just clean aircon filter is not enough

if using everyday then should do full service every 6 months

other unit owner stupid or too kind.
