If there is no 'trust' in a business dealings, just go separate ways.

Breach of an agreement is so common nowadays.

I also operate a homestay business since 2017. For every check-in, I collect a deposit and refundable upon check-out if there is no damages or missing items.

If guest don't trust me, then he can opt for other places.
