As long its not written into snp, i think the sue power is lower. :v Its same with our currently 1 case discuss at Exo-Masjistec Mallawood not pagar. In the brochure promoting video showed the istana style fencing but phase 2 after vped only owner shocked the pagar is chainlink style normal pagar, but istana pagar its not listed into snp, so how buyer can do? when buyer sign the snp, and its developer panel lawyer, of cause they are very genius written the snp benefited for developer site.

But its not ready huge impact to malaysian, i know there are one project at off jalan bukit jalil name quaver residence. There have McDonald already operating, but the sale for that project seen not as hot like other surrounding new launching project. haha

Gone the days using LRT / MRT / KTM station as selling point... not forgetting SJKC too (some places international school)...

But a service residence next to MCD in Taman Equine, Seri Kembangan is not ONG also after VP...

Now a day for convinience view, compare to fast food chain restaurant, I will more prefer supermarket operate surrounding condo area. And the most ideal one is the cheapest econsave or nsk haha.

I Malaysia we are still educated fast food is unhealthy food, so I think this is the reasons why it's just a plus point but not ready a main attract point to the Malaysian buyer. Haha. 2 week once or 1 month once eat Mcdonald or fast food.

I not sure mostly people at forum is uncle or aunty. But if below amenities you can choose you prefer which one?

1. Traditional pasar, beside road
2. Old pasar, Pudu pasar kind
3. Night market, connaught
4. Affordable supermarket, nsk, econsave, giant, lotus
5.premium supermarket, aeon, jaya groceries, star grocer etc.

Let said can only choose 1, and assume those anmernity is within walking distance 5min with a new launch project. Which one will be your ideal choice? Haha
