 Costs when buying new freehold, strata, landed

Hi all,

Really appreciate if you can guide me here as it is my first time buying a new property, this is an under construction freehold strata landed property.

The Developer is offering a promo whereby the Stamp Duty & Legal Fee on SPA, Loan & MOT will be borne by the Developer.

I'm just wondering is there any other transaction costs relating to this purchase not included here? Any fees to be paid upon the transfer of strata title or upon VP?

yes as its strata so got monthly maintenance fees to be paid

during VP usually got collect few months maintenance fees as deposits

Wow! Including stamp duty for MOT? Nothing much for you to pay except for maintenance & utilities deposit hmm.gif

How about Perfection of Transfer (POT) and Perfection of Charge (POC)?

Does this fall under any of the below?

1)    Sale & Purchase Agreement (SPA) & disbursement borne by Developer.
2) Stamp Duty on MOT is fully borne by Developer.
3) Stamp Duty on Loan Agreement is borne by Developer.
4) Legal Fees on Loan Documents borne by Developer.
5) Registration on MOT borne by Developer.

2. legal fee & disbursements on MOC

which should be around 0.25/0.3% of your property price / loan amount

I just bought a new prop that dev offering FREE Legal fee
But in fact, got to know from owner group that Legal fee doesnt include the disbursement of SPA & Loan agreement

It may costs 2k +-
