Hi all, would like to seek for advice and comment:

I am looking for a landed property and came across a project and decided to make my booking. As I was pondering on the unit number as shown on the brochure, I was been made aware that the unit number shown on the brochure is just the land lot number, and is not the same as your house unit number once the project is completed.

Agent explained that the unit number will be decided by the majlis perbandaran. I just know about this and decided to do a bit more research into this. Hope to have more to share their experience and knowledge about this on this thread.

Thanks for sharing the info.

Usually how do they allocate the unit numbering, for example, starting with Unit No.1 for far right, odd number on one row, the even number on the opposite row, is it like that? Would like to just know how did you do the unit counting on your own haha.

Using the example below, how would you do the numbering? biggrin.gif biggrin.gif

seriously the agent should know the number 'unofficially', no ?

i bought one house many years ago. the lot is 118, end up the number is 88. i am not so particular of the number, but my wife is. so i bet she did check with the sale person.

hmm but the agent also not very sure haha, that's why i thought i reach out to the community here, might have someone here might knows maybe haha

Haha that's why the layout very familiar. Very hard to know the unit number. Unless you manually count it with in house agent as they will have better info.

Haha it's familiar to you means you have also looked into this project? are you a buyer?

I'm one of earlier emerald phase buyers. The house price in emerald has inflated almost 100-140k for the past 5 years.

Agreed on the inflated price, the psf price is definitely higher than its surrounding, as in new and old developments within 5km radius. Blooming is selling at a nett of around 715K now for non- Bumi.
But the environment at Emerald Rawang there is quite nice in my personal opinion, what do you think?
Since you have been staying there for a while now, can share your thoughts on the price, the environment at emerald and overall comment of the location?

Numbering cannot check one. If your project is totally a new project from phase 1, then you can predict the no. 1 from this taman at earliest lot number.

But if your project is at same taman, or maybe taman beside new taman, then the numbering will be continue with the old taman. So it's harder to guess.

Some project able to show you the numbering is because they are new project with new area. If you can determine your project is new taman or new area, then you will know sale person can assist you or not.

Okay thanks for the feedback, guess the best way is to try to request from agent and try to calculate the numbering syste,. Agent just dont want to commit coz he was sahring that he used to be scolded and cursed because the number he calculated is not accurate haha.

Oh wow.. that's good, but well, it's Sime Darby, one of the more reputable one, so gotta be able to provide the best service level, which i think this is part of it.
