Household Landed Property's Unit Numbering, House Unit No is not equal to Lot No.

Hi all, would like to seek for advice and comment:

I am looking for a landed property and came across a project and decided to make my booking. As I was pondering on the unit number as shown on the brochure, I was been made aware that the unit number shown on the brochure is just the land lot number, and is not the same as your house unit number once the project is completed.

Agent explained that the unit number will be decided by the majlis perbandaran. I just know about this and decided to do a bit more research into this. Hope to have more to share their experience and knowledge about this on this thread.

Before VP, only got lot number. You will know your house number when you get the key. But you can try to guess the house number by counting the unit in the specific road.

My lot was 134 but my house number is 43. Lot usually got from 1 to xxx number of houses in the housing area. House number is usually by the road (eg: road 1, no 1-40, road 2, no 1-50).

Thanks for sharing the info.

Usually how do they allocate the unit numbering, for example, starting with Unit No.1 for far right, odd number on one row, the even number on the opposite row, is it like that? Would like to just know how did you do the unit counting on your own haha.

Using the example below, how would you do the numbering? biggrin.gif biggrin.gif

Haha that's why the layout very familiar. Very hard to know the unit number. Unless you manually count it with in house agent as they will have better info.

seriously the agent should know the number 'unofficially', no ?

i bought one house many years ago. the lot is 118, end up the number is 88. i am not so particular of the number, but my wife is. so i bet she did check with the sale person.

I'm one of earlier emerald phase buyers. The house price in emerald has inflated almost 100-140k for the past 5 years.

Agreed on the inflated price, the psf price is definitely higher than its surrounding, as in new and old developments within 5km radius. Blooming is selling at a nett of around 715K now for non- Bumi.
But the environment at Emerald Rawang there is quite nice in my personal opinion, what do you think?
Since you have been staying there for a while now, can share your thoughts on the price, the environment at emerald and overall comment of the location?

Emerald is growing well with healthy competition btw anggun and scientex. Commercial growth for the next 5 years will be good. Flyover from toll to rawang town. If they built more schools and govt/pvt hosp it will be perfect. However price wise 715k nett is not justifiable for me. I will spend on centralized high rise for that price. Well it's subjective that differs. Good luck in your venture. Nevertheless emerald is a good spot.
