corner lot with extra land of 1,269 sq ft is RM1.7mil net. U have to pay maintenance fees also for the land.

Suggest u come early morning tomorrow, expected to have bigger crowds

Congrats on the purchase! Any reason why you pick the upper unit vs the lower unit? Still deciding which to go. Were there also a lot of endlots available?

Thank you smile.gif I bought the cheapest, reason being I plan to rent it out. Tenant may opt for the lowest rental and go for upper unit.

If u plan to stay until after retirement, I suggest u spend a bit money to get a lower unit, albeit smaller size. Once u get older, x larat naik tangga :’D

So it depends on your objective to purchase, all the best tomorrow!

Yup end lot still ai believe still available.

Anyway please refer to the masterplan of Kwasa. Currently all are empty lands. In future, there will be schools, commercial shops, mosque, lake, quiet and noisy areas surrounding Dedaun Rimba.

So choose your unit wisely, if u plan to buy for own stay.

Was in the queue this morning and booked a lower one. Surprisingly most of the units are bumi lot and options are not many.

Majority of the lower units are booked.

Nice! I managed to snag a lower one as well. But tbh I would’ve picked an upper for investment purposes since the price is decent

I checked that the units 50% bumi and 50% non-bumi

Nice one neighbor. Picked lower because really wanted the landed feel and the balcony is really nice from the master room.

Also lower has direct access to the linear path for jogging.

On another note, if the extra land is calculated in the maintenance fee, its gonna be real expensive. Was told that the accessory parcel is 50% of the normal maintenance rate.

Normal lower unit townhouse- 1,396 sqft
Accessory parcel- 376 sqft
Maintenance- (1396+376*0.5)*0.28= RM443.52

Normal upper unit townhouse- 1,559 sqft
Accessory parcel- 396 sqft
Maintenance- (1559+396*0.5)*0.28= RM491.96
