Maybe a minor issue for some or they will get used to it, or maybe they will find it unbearable. Ultimately it is up to us to go learn about each development and find the best choice for ourselves.

If you are going to Elmina side, wouldn't it be better to just go for the double storey instead?

Townhouse for Ilham 3 5xxk (for 1150 sqft), add 150k more you can get a upper townhouse in Dedaun with bigger size (1550 sqft) and facilities .

Ilham 3 double storey 19xx sqft is going for 830k, add 300k more you can upgrade your townhouse to the nasi lemak double storey property. You can even find earlier phases subsale below 800k.

Comparatively, three storey in Dedaun is 1.4 million is almost double that of the townhouse price. The entry price is much harder to swallow compared to Ilham 3 ds.

Hence for me I will either go for Ilham ds or Dedaun townhouse with the limited budget that I have. Heck I think I will still go for Elmina double storey and travel to Kwasa MRT daily (even if I have money for Dedaun 3-storey) because of the huge price difference.

At >2 mil, you can basically buy any subsale you want and refurbish it.

And there’s plenty of choice landed within driving distance to LRT/MRT, but within walking distance is rare.

If you can show me how to get <2km that will be great, cuz I am looking for one too.

And mind you, there's a big difference of within walking distance and within driving distance. If you need to drive out, it doesn't matter so much if its 3 km or 5 km. You still need to drive and be subjected to the jam and the parking charges, that's the inconveniences.

And not to say that I am bias, but I will rank LRT2 the lowest from the list for accessibility. You will need to depend mainly on interchanges to get to your workplace.

Personal ranking:

MRT1> LRT1> MRT2> LRT2

your statement on driving distance applies to walking distance too.. one of my condo need to walk 13mins (850m) shaded 90% to LRT2, my condo in SG shaded direct linked bridge to the best MRT line 2mins out from door to mrt gate

almost day and night different; especially during heavy downpour.. I cannot fathom the fact that its not shaded (for now and from the Rimba bird view shared above.. it's really far and separated by a big road?) and claimed that it's walkable..

just putting a case study here to illustrate;

you're a VP of Finance in Malaysia biggest bank, starter pack family of 4, drives Lexus RX500h and BMW530i
working in TRX, formal attire
more than enough savings, FD, ETF, S&P, EPF etc. simply put, financially sufficient and living an above average lifestyle, i.e. take a grab when tired, park Valet when feels like, shop without really looking into price tag (only during year end sales period)
you moved into Dedaun, its Monday raining not too heavy, you got an important meeting at 9am, and your wife (with the kids) wanted to go high tea and bank after some shopping, in TRX)

Now, are you going to walk without shades to MRT to TRX 15stations away at 745am rush hour with the wife and 2 5 and 3 years old kids?
Or you will take your RX500h car key, hop on the full leather car and jam for 1-1.5h comfortably to your office after dropping them off the main lobby in TRX mall?

and on the next day you have a workshop in PJ Armada hotel (full suit) and not too far away
are you going to drive and enjoy your newly acquired 530i, or MRT rush hour, walk across the road?

now, in BK8 case, I just drive to work, if severe jam or heavy rain, I drive my wife Myvi park outdoor and take the long journey LRT to office (RX500h and the BMW at home)
It's much better when your base case is to drive, and back up to LRT as needed -- and this is/was the base case for landed house owner)
the reality in Klang Valley is, if its not shaded or direct link, its not sustainable walk for upper/middle class group (exception to marathoner), if lower to mid income group yes cause the luxury I illustrate above are not present to act as pulling factor.

Well the reason why I calculated distance to LRT BK5 is because I don't see any parking at Alam Sutera. You need to park there right? Surely you have taken that into consideration.

And your 3km to Alam Sutera is still off from your previous 2 km figure.

Your concern of the main road separating Dedaun Rimba and the MRT station is valid, however its still at its early stage and the infra (walkway, pedestrian bridge if any) is still not ready. Just looking at the distance, would you say its not walkable?

Not sure how the case study of you being a VP of Finance is valid. Again if you are the upper echelon of the society, staying close to Public Transport would not even be your main concern.

But if you are the average joes, staying closer to Public Transport means you have option, you can still drive to the station or walk over when the weather is good. And you can still drive to your venue (who says you can't have a car if you stay near the station?)

And if you are talking about going to TRX, definitely MRT1 and MRT2 win hands down with direct connection.

You are the first person I met who ranked LRT2 the highest flex.gif

You can't go to any CBD hotspot without any interchange with LRT2.

Make it make sense.

P.S. Just to share that the train lines should not be ranked based on your usage rate, just because you stay nearby and has no other option.

I personally stay nearby LRT1 but I find MRT1 more useful.
