Hi everyone. Need some guidance. The house that I'm renting right now will be auctioned next week. The landlord is not very cooperative and hasn't replied to my whatsapp lately (only blue ticked). She didn't even bother to tell me that she could no longer afford to pay the mortgage. I was surprised to see there was a big red notice on the house's door, saying that it will be auctioned next week.

Since my landlord doesn't want to cooperate, I need some guidance on what can I do, and what is my right

1. Is the house no longer owned by the landlord now? i.e. was it already taken over by the bank? If it's the latter, I supposed I don't need to pay my next month's rent yes?
2. If the house is now owned by the bank, will they kick me out of the house, even though there's no buyer?
3. And if there's a buyer already, how long will the process take?
3. During this period, I assume potential buyers would want to come to view the property. Am I obligated to entertain their request to enter the house, or is it based on budi bicara?
4. Let's say my landlord doesn't want to pay my house deposit, can I take her stuff from the house (e.g. airconds), or is that stealing? Lol I know it sounds stupid
5. When I leave the house, either willingly or kicked out, can I just leave my stuff in the house? because it's so expensive to move all the stuff around

not so easy to kick you out.
auction will take monthsssss.
if somehow someone manage to bid your unit and get the title, then only new owner either will give you eviction notice or make a new rental agreement with you.

Also, by right property that is put on auction they cannot simply enter for viewing, they have no right. Only can see from outside. You have the right not to entertain them. But you will feel uneasy when ppl start hanging notice at your door or lelong agent putting their banner there. Thats all.

u dont need to entertain those interest bidders.
even bank or bank representative has no right to come into the house.

but its wise u start to look for a new house.

if the house is successfully auctioned off, u still need to move off within 3 months.

btw, u need to discuss with you landlord, maybe u can utilize the deposit to se off your rental as i dont think landlord can return the deposit to u at later stage.

I don't think your landlord afford to return your deposit.. Just stay there free until new landlord approach you. and you can discuss new term if they willing to rent the house to you.. else you can request some period time to search new place to stay from the new landlord..
