Last year, I buying property get quote from 3 different firms, end choose the cheapest one:
SPA lawyer: rm 3450 (exclude stamp duty)
Loan lawyer: rm 4590

That is not 10% commissions. That is lawyer's fees for the loan le. They should use the word "securing"  can easily cause misunderstanding

SPA + loan total about 8k, ok la the lawyer can earn.

u can still shop around but i doubt u can find lawyer give higher than 65% discount (ur current quote) for such purchase price
