SPA & Transfer fees : RM 3854
1. Scale fee for Sale and Purchase of Property (at the purchase price of RM485,000.00) :  RM 4850 + 6% SST = RM 5141
2.  Preparing and filling Borang CKHT 2A : RM300 + 6% SST = RM 318
3.  Statutory Declaration for 1st time home purchase : n/a

REIMBURSEMENT-Sub to SST:-
4. Miscellaneous charges (printing & Stationery, telephone, fax, postage, photostating) : RM 100 + 6% SST = RM 106
5. General travelling & despatch : RM 50 + 6% SST = RM 53
6. Change name in Assessment list : RM 100 + 6% SST= RM 106

DISBURSEMENTS
1. Stamp duty on Sale & Purchase Agreement (4 copies) : RM 40
2. LHDN's processing fee : RM 10
3. Registration fee for Transfer : RM 1000
4. Title search fee : RM 80

Less: - RM 3000

TOTAL AMOUNT : RM 3854
Loan Agreement fees : RM 4402.90
1. Scale fee for Facility Agreement (securing loan sum of RM436,500.00) : RM 4365 + 6% SST = RM 4626.90
2. Subsidiary Instrument - Charge (16A) & Annexure : RM 436.50 + 6% SST = RM 462.69
3. Entry and Withdrawal of Private Caveat -(19B, 19G) : RM 350 + 6% SST = RM 371
4. Statutory Declaration (SD) for owner occupation, non-bankruptcy : RM 100 + 6% SST = RM 106

REIMBURSEMENT-Sub to SST:-
5.  Affirmation fee on SD : RM 50 + 6% SST = RM 53
6. Miscellaneous charges (Stationery, photostating, telephone, fax, postage) : RM 100 + 6% SST = RM 106
7. Bankruptcy /Winding-up search fee : RM 100 + 6% SST = RM 106
8. General travelling & despatch : RM 100 + 6% SST = RM 106
9. Bank's Document Fee/Printing charges : RM 100 + 6% SST = RM 106

That is not 10% commissions. That is lawyer's fees for the loan le. They should use the word "securing" sweat.gif can easily cause misunderstanding
