Ok, I installed disney+ hotstar app on my Mi Box S. When I try to stream at my house, Taman Bukit Serdang, the app keep loading and lagging, and most of the time cannot stream.

But when I bring the box back to my hometown, the app can be played smoothly, with no issue

Fyi, both houses installed with Unifi 30mbps.

I tried to reset my port couple of times but the problem still keep happening. What do you guys think? The problem is on my box or the internet connection?

Try with mobile hotspot and see if still lagging. If you have spare router, try to swap your Unifi router.

Are both tests conducted at the same time? (Eg, morning, noon, night)
Sometimes Unifi has poor routing at night and it causes slow internet

do try rebooting the equipment at the slow place

Change the quality and if no lagging that means it is your internet.

Most probably caused by WiFi interference

Your house - High Rise or Landed?
Your hometown - Same question

what router model are you using ?
Are you using wifi AC to connect your tv box. ?
is your AC Router location next to the tv box ? if far where are the locations .
do a speed test using ookla at your tv box. what result you get ?

test play a disney movie on low resolution . Any better ?

your box have been tested good at hometown .
mean its not the internet.
so the issue is router related.
which AC band ch are you using ? try changing to another ch at the router . to rule out wifi interference.
to find the best AC channel to use . Install Wifi Analyser on your celfone . check the best channel from info you see.

I had the same problem with my Mi Stick after i changed router. I had to fiddle with the wifi channel settings until it was satisfactory. Since you have a box, maybe you can connect it by direct cable?
