Be polite la sweat.gif sweat.gif sweat.gif

I dont think you guys get my question tho. My question is if the SAMM (Servis Apartmen Mampu Milik) same with RSKU (Rumah SelangorKU).. The link above is actually referred to RSKU only

Someone above said SAMM is opened for people that owned house but RSKU restricted only for first home buyer, where do we see the SAMM restrictions? Can be found from the above link? Maybe I really buta dy, if you could snapshot and upload here it'll be much appreciated lor please bangwall.gif

FYI, RSKU units are at least all partly furnished by the requirements of LPHS, SAMM could be bare units. shakehead.gif shakehead.gif shakehead.gif shakehead.gif

Your FYI is incorrect, who say RSKU is required to be partly furnished?
A simple Google would have yielded you a result, unless of course you are looking for people to spoonfeed you

Sorry, I didn't know nowadays asking for a link = spoon feed, the link you attached also from Alora project only, any LPHS link you could provide? I think the answer is no, hence I am sorry that I didnt know the terms & conditions only can be found from the certain project's brochure.

People nowadays so rude rclxub.gif

And FYI, you must be newbie also.. you can download developer's manual on the RSKU requirements on the construction. Study more then you know which type of property to choose biggrin.gif

Since I'm a newbie I'm sure you won't be getting any additional information from me.

Geez, is this how people enquire for information nowadays?

Your reply sounds like you know alot ma.. mana tau jek cry.gif

Btw, apparently there is only Type E of the RSKU required for furnishings, so check which type you're purchasing and know your entitlement thumbup.gif

Just in case those read this thread and need more information please read the above link

It is not.

If you need something official, refer to LPHS FAQ:

https://ehartanah.lphs.gov.my/lphs/www/inde...=18&articleid=2
*
No la, the link you're referring is for the pemohon reference, if you want to know for the developer's requirement you need to dig in. And all of the developers need to follow the requirements accordingly to get their license approved.

Btw I have found the question that I was puzzling. To elaborate the statement of SAMM does not require first home buyer by supporting is to refer back to the project list posted by LPHS, you will see from there. RSKU = Fully residential project & SAMM actually is serviced apartment project, hence if you already own RSKU does not affect you to purchase SAMM unit, but if you owned any serviced apartment unit you will not able to purchase second SAMM (according to the LPHS restrictions. I do saw someone said they own two units from another thread)

aiya...so mafan... instead i ask my sister to proceed other project...even though the absolute price is way higher but psf price still lower than SAMM... SAMM need to fork out a lot of upfront cost compared normal open market project...some big developer like SDP and SP will give free MOT stamp duty....
*
Yes yes, hence actually this is the initial question by the thread author.. so many restrictions why we choose RSKU/SAMM... confused.gif confused.gif

But I personally think perhaps people that go for affordable homes are those couldn't afford for more.. The resale restriction is a problem dy.. I wonder if anyone go through the resale process or not...

Which is why RSKU will not affect SAMM application, but SAMM application may affect RSKU application. The order of buying is important
*
True also, didn't thought of that..

Btw so far still no one could answer the initial question of this thread.. what are the reasons to proceed with affordable homes hmm.gif Their latest requirement has set to household income with RM14,500/month, people with such income why would they proceed with affordable homes with tons of restrictions including the resale stage.. there is no chance to earn from the property, unless you solely buy it for investment long term renting out, then you might make some money from there?

Anyway I still have quota for both haha, recently was wondering what are the advantage of getting affordable homes vs non affordable with smaller type of unit, then this thread popped out thumbup.gif still waiting for more sifus reply

Dont know what is so proud to say people buta or what, obviously there are many people like me doesn't know the difference of RSKU & SAMM, hence the question was : (if RSKU same with SAMM), but all you guys answered was to refer to the link not explaining further (you said it's spoon feed). Being ignorant is I already gotten my answer from my own understanding also helped to type a lil in case there are people like me blur on RSKU & also SAMM's restriction & requirement.

And obviously, I believe people benefited from my explanation more than the link you both had shared.

Not trying to act smart was trying to get reply from sifus but not bullies like you both. Like that also mau chase and ask to prove who buta I really no words to say (I have my own work to do, & life to live, not all time 7/24 waiting to reply bullies like you), you may continue with your living way, I wont be affected anyway, (edit: if it's so important for you to me to admit I am buta & needed to be spoon fed then I admit I am biggrin.gif biggrin.gif ). Both of you happy now? biggrin.gif biggrin.gif biggrin.gif Have a good weekend ahead! rclxm9.gif

Sekian, terima kasih whistling.gif

Cheers, chill, happy weekend.

Actually after starting this thread and reading few inputs it helped me to take a decision. I decided to pull out from samm due to few factors such as opr rates, uncertainty of samm app value, and I would want to use my capital in something else in upcoming years. Also I was watching a good YouTube channel for more knowledge on properties and financing.

Anyway happy shopping. There are many props out there. Do what's right for you. ✌️

After the reading on the resale restrictions I'm not interested to get one either, unless I have extra monies on hand can simply buy / prime location with cheap price, as you said bear in mind the resale transaction needs to go through LPHS as well, so fussy.....

Bigman's input also critical, everyday I learn something new notworthy.gif notworthy.gif notworthy.gif

Thanks for sharing, I will watch the youtube link later thumbsup.gif
