“ Trinity Group will be launching a mixed-use development, MA Land, at Section 51a, Petaling Jaya, in 2026. The project, which has an estimated GDV of RM2.6 billion, will be rolled out in three phases in 2026, 2027 and 2028.

Neoh says the 17.26-acre development will be an “integrated lifestyle hub suitable for live, work, and play”. MA Land will have 2,964 units ranging from 550 sq ft to 1,200 sq ft. ”

Could be another mixed development with such a huge plot of land.

Should be leasehold? The current access is less desirable.

The article said LH land.
So from the map, this project site is next to SS9 SgWei new village then next the i-kena-con city.
The i-kena-con location is a great but the mixed development operation is kinda.......
Given this mercz location is less desirable than the i-kena-con, which developer can really do well in managing KV mixed development project? (Only a few and using fingers can count already).
So my assumption is that, if the developer is not in the list, the mixed development biz has high chance colder than water...

Hope it will be, at present that stretch of Federal Highway does not have interesting new developments

Saw the Trinity signboard is up, should see the announcement of a new project soon by the developer

The signboard says (was driving past, this was what I roughly saw):

PJ is very weird, most of the new / newer commercial development mcm not doing so well, but residential on the other hand all sells like hot cake

IAm, PJ too many commercial lots, you don’t mind driving a bit further for that, but people like to stay in PJ, good location

This is true, drove around SS2 saw many old DSL houses sold and doing major renovations making the total cost over RM1.5m even before furnishing. Extension at the front and back is common, so the new built up area should be over 2500sf already. I think it’s the same elsewhere in PJ like SS1, SS3, DU, DJ and so on.

Actually there is demand for landed residential type property but developers keep on building non landed mixed sky rise project..Hence mismatch..

Agree, but I guess it’s becos of the demand that land costs a lot, can’t have affordable landed anymore, unless go very remote location

If want location, high rise the way to go

SS2 eventually will be mostly shops from renovated old houses, so many rows like that already.

If extend to front and back, and no more spare land, won’t it be just like condo, just that your house is not in the sky and your car park is in front of house? No garden

Can’t say mostly, but it’s true for certain rows facing main roads near commercial areas. But behind these rows are many more rows of houses with normal surroundings. Anyway the owners of those main road facing units that are allowed for commercial, have benefited value wise.

The situation in SS2 and many PJ tamans is that there are many parks within a short distance. Take the houses near The Butcher’s Table restaurant which is smack in the middle of housing. If one lived there, there are 6 well manicured parks within short and medium walking distance including tennis court, badminton courts, basketball courts and walking paths with good lighting at night. So owners are okay to max out their for example, 24x80 boundary, because still plenty of quiet roads and parks for walking and jogging.

Valid points , we don’t necessarily need a private garden, so hot these days to do any gardening
