Im not sure whr ur mall is. But i give u a real life example.

The rental in sunway pyramid mall.

Back in 2004-2007 there used to be a saloon there on 1st floor. Its not that big. Monthly rental is….

Rm40k plus utilities…. That was mid 2000s

Lease agreement when sign renew every 3 years with increase rental….

Go figure….
